Starting Out:

Here’s my story on how I’ve grown my Airbnb business from $0 –> $200k/year (net profit.) How I currently operate my 12 Airbnb listings all of which I am renting (not owning) and what I’ve learned along the way.

When I first got started I didn’t have a clue what to look for when it came to doing market research for Airbnb… Would Airbnb even work in my city? I was also afraid that if I picked the wrong property I’d get stuck in a 12-month lease and have to pay rent on a place with no bookings to show for it.
And on top of that, I didn’t have a clue what to say to landlords to get them to agree to rent their property to me to use for Airbnb.

I felt… stuck 😐

But I really wanted to make Airbnb work for me because I saw it working for so many other people. And the thought of working my 9-5 job for another 5 years was weighing on me.

When I first got started I didn’t have a clue what to look for when it came to doing market research for Airbnb… Would Airbnb even work in my city? But I really wanted to make Airbnb work for me because I saw it working for so many other people. And the thought of working my 9-5 job for another 5 years was weighing on me.

My First Airbnb:

So after 6 months of market research, I finally decided to pull the trigger and start actively calling and touring properties to pitch to landlords. After getting told “No” 27 times in a row, it was lucky number 28 that agreed to let me use their property for Airbnb. (Woohoo!)

Time to get to furnishing! I only had $10k set aside to start the business with the First Month’s Rent + Deposit I was trying to save as much money as I could on furniture so I thought the best thing would be to buy everything secondhand from Facebook Marketplace, Craigslist, etc.

I got the keys on May 1st and I thought I would save a bunch of money this way because I could buy everything cheaper vs buying new. However, what I didn’t think of at the time is how long it would take to go pick up every single item from the people that were selling them. Plus the headache of trying to talk to people on Facebook Marketplace and getting ghosted after a 1-minute conversation with them…

You: “Hi, is this item available?”
Seller: “Yes.”
You: “Great! When can I come to pick it up?”
Seller “👻”

So 2 weeks go by and I finally have everything in the space and ready to start hosting guests. Time for photos!

I fluffed some pillows, opened the blinds to let some light in, and went to town taking photos with my iPhone. Then I went home that night and did some (bad) editing of the photos, they looked a little like those earlier Instagram filters where everything was over-edited. 📸
Then I posted the photos on Airbnb and my listing was live and ready to start getting bookings! I got my first booking 3 days later and a few more bookings over the next week or so.

For my first couple of months, I did pretty well on Airbnb and decided to pick up a few more properties over the coming months.
